Pag-IBIG Housing Loan Calculator (Philippines 2026)

Find your monthly amortization — or work backwards from your income to see how much you can borrow. Includes the 3% socialized rate, the promo rates and the regular repricing table, plus your payment after the rate resets.

Quick answer: A ₱2,500,000 Pag-IBIG loan over 30 years costs about ₱12,667 a month at the 4.5% promo rate (fixed 3 years), then about ₱16,518 once it reprices at today's 7.125% 10-year rate. Pag-IBIG generally wants the payment to stay within 35% of gross monthly income.

How the calculator works

  1. Loan amount = property price − down payment (or, in "How much can I borrow?" mode, the largest loan whose payment fits within 35% of your combined gross income).
  2. Term is capped at 30 years and by your age: the loan should be fully paid by age 70.
  3. Rate comes from the scheme you pick. Promo and socialized rates are fixed for only 3–5 years, so the calculator reprices the remaining balance over the remaining term to show your "after repricing" payment.
  4. Checks: the 10,000,000 ceiling, your age, and the capacity-to-pay ratio.

The amortization formula

i = annual rate ÷ 12

n = term in years × 12

Monthly payment = P × i ÷ (1 − (1 + i)^−n)

Required income = monthly payment ÷ 0.35

Each month's interest is the remaining balance × i; the rest of the payment reduces principal. In the first years most of your payment is interest — see the yearly summary under the calculator.

Worked examples

1. ₱2,500,000 house, ₱250,000 down, regular 5-year repricing, 30 years

2. ₱2,500,000 loan, 4.5% promo, 30 years, repricing to the 10-year rate

First 3 years: ₱12,667/month. Balance after 3 years: ₱2,373,365. Re-amortised over the remaining 27 years at 7.125%: ₱16,518/month. Total interest over the life of the loan: ₱3,307,927.

3. ₱950,000 socialized house and lot at 3%, 30 years

Payment ₱4,005/month for the fixed period, matching the ₱4,005 quoted in Pag-IBIG's announcements. After repricing at the 7.125% 10-year rate: ₱6,037.

4. The ceiling: ₱10,000,000, 30 years, 30-year repricing (9.75%)

Payment ₱85,915/month, requiring about ₱245,473 in combined gross monthly income.

The 5-year to 30-year rows appear on Pag-IBIG's current table in secondary reports. The 1-year (5.75%) and 3-year (6.25%) rows were published earlier; a 2026-10-10 check found them missing from the current table, so confirm they are still offered before choosing them. The calculator only uses 5 to 30 years. Most reports (PNA July 2026, Philstar, Daily Tribune 29 June) put the break between the 4.5% and 5.75% bands at ₱4.9 million. A PNA article of 18 June 2026 gave ₱2.5 million instead. This calculator uses ₱4.9 million.

Eligibility and what this calculator does not cover

  • Active Pag-IBIG membership with at least 24 monthly contributions (reported; confirm with Pag-IBIG).
  • Age up to 65 when applying and up to 70 at maturity (reported).
  • Monthly amortization within about 35% of gross monthly income.
  • Loan amount is also capped by Pag-IBIG's own appraisal and loan-to-value limit of the property; this calculator does not model that.
  • Not included: mortgage redemption and fire insurance, processing and appraisal fees (reported at about ₱3,000 and ₱1,000), and documentary stamp or registration costs.
  • The 3% socialized rate is for first-time buyers within the income cap (up to ₱47,855 in NCR and ₱34,685 outside NCR, per secondary reports) — qualifying is up to Pag-IBIG.

Documents, steps and the other Pag-IBIG loans are covered in our Pag-IBIG loans guide.

Frequently Asked Questions

How is the Pag-IBIG housing loan monthly amortization computed?
Pag-IBIG charges interest on the diminishing principal balance, so the monthly amortization is the standard annuity payment: PMT = P × i ÷ (1 − (1 + i)−n), where P is the loan, i is the annual rate ÷ 12 and n is the number of months. For example, ₱2,250,000 at 6.5% over 30 years is about ₱14,222 a month, before insurance.
What are the Pag-IBIG housing loan interest rates in 2026?
Three schemes are in use. Socialized housing (Expanded 4PH): 3%, fixed for 5 years. Promo rates for applications filed until 2026-12-31: 4.5% for loans above the socialized ceiling up to ₱4,900,000, and 5.75% above that up to ₱10,000,000, both fixed for 3 years. Regular rates depend on the repricing period: from 6.5% (5 years) to 9.75% (30 years).
What is the maximum Pag-IBIG housing loan?
Since May 2026 the ceiling is ₱10,000,000 per borrower, up from ₱6,000,000. The amount you actually get is also limited by the appraised value of the property and by your capacity to pay.
How much income do I need for a Pag-IBIG housing loan?
Pag-IBIG generally tests that your monthly amortization does not exceed 35% of your gross monthly income, so the income you need is the payment ÷ 0.35. For a payment of ₱14,222, that is about ₱40,633 a month. A co-borrower's income can be added (combined income). We could not confirm the 35% figure on pagibigfund.gov.ph, so check with Pag-IBIG.
What are the age and term limits?
The longest term is 30 years. Borrowers are reported to need to be 65 or younger when applying and no older than 70 when the loan matures, so a 45-year-old can borrow for at most 25 years. Enter your birth date in the calculator and it limits the term for you. These age rules come from secondary sources — confirm with Pag-IBIG.
What does "repricing period" mean?
It is how long your interest rate stays fixed before Pag-IBIG resets it to the prevailing rate. A longer period (for example 30 years) means a higher rate but no future change; a shorter one starts lower but can go up at each reset. Promo and socialized rates are fixed for 3 or 5 years and then reprice. This calculator shows your payment after repricing by applying today's regular rate for the repricing period you choose — the real future rate will differ.
Does the amortization include insurance?
No. Pag-IBIG bills mortgage redemption (or sales redemption) insurance and fire/allied-perils insurance on top of the principal and interest, and we could not verify the current premium schedule, so they are not included. You can type your own monthly insurance figure in the calculator and it will be added to the payment.
How many contributions do I need to qualify?
Secondary sources report at least 24 monthly Pag-IBIG contributions at the time of application (missing months can be paid in a lump sum). Check the current requirement with Pag-IBIG; see our Pag-IBIG loans guide for the documents and steps.
Do the promo rates expire?
Yes. The 4.5% and 5.75% promo rates apply to applications filed on or before 2026-12-31, and existing loans cannot be switched to them. After the 3-year fixed period the loan reprices.
Can I pay the loan off early?
Yes. Secondary guides report that Pag-IBIG allows partial or full prepayment without a penalty, which reduces the interest you pay over the life of the loan. Confirm the current terms in your loan documents.
